Build Permit Received, Finally

We received the access permit on Tuesday, and I requested the county to mail out the build permit on Wednesday. Well, we received the build permit in the mail today!

I had no idea what the build permit would look like. I would have guessed it was a sheet of paper with fields for inspectors to sign off.

It was in an extremely thick envelope.

Obviously, there was a lot more to it. They included one of the copies of everything I had previously submitted (recall that I had to send two copies of everything originally), but now they included tons of notes and annotations.

I haven’t had a chance to go through everything yet, but each page has at least some notes from the county. Most of these are redlines from revisions made over the phone or email after various discussions. Some call out specific codes we must follow for certain elements. For example, I was lazy when adding some of the finer details on the architectural plans such as the stair and porch/deck railings. The county drew a railing and added a note about which IRC code the railing must follow. Lots of little things like that.

Another thing that stood out to me was that we need to have our mechanical (HVAC) and plumbing inspected and approved before the framing inspection can even be scheduled. We’re planning to contract out the HVAC, but were planning to work on the plumbing over the winter, after the place was water tight. That’s not going to work anymore, so we will have to revise our schedule.

Anyway, I need to go through all of this and look up all the IRC codes they reference and make sure I have a firm understanding of everything. I should have a while to do that too. Our winter is turning out to be much stronger than usual, and it looks like we will have snow up there for a while yet (was hoping to pick back up in late March). In the meantime, I have some studying to do on these plans, and a fire sprinkler system to design.
